What is a good airtightness result?
To comply with regulations, homes must achieve a score of 10 m³/(h·m²) or lower. However, many developments aim for significantly tighter results (around 5 or below) to improve energy efficiency and meet SAP targets.
What is Part F fan testing?
Part F fan testing measures airflow and the performance of mechanical ventilation systems in line with building regulations. It checks that your property is adequately ventilated, complementing airtightness testing by maintaining a balance between energy efficiency and healthy air quality.
What happens during the test?
We temporarily install a fan system in a doorway to pressurise the building, then measure how quickly air escapes. For Part F, we assess the airflow rates of mechanical systems to ensure compliance with ventilation standards. Both are quick, non-invasive processes, and we’ll let you know how to prepare before we arrive.
What if my building fails the test?
No problem – we’ll talk you through any issues and provide guidance on what you need to seal or adjust. In most cases, minor changes can be enough to improve the result enough to pass, meaning you can avoid expensive changes or costly delays. We can also retest once adjustments are made.
